Buyer’s Inspections

Buying a home is one of the biggest investments you will ever make. Before you buy, you should have a home inspection to avoid potentially costly repairs that would otherwise go undetected until they become even more costly. This is my typical home inspection that catches common defects so you understand the investment you’re making.

Builder’s One-Year Warranty Inspections

Most new home builders include a one-year warranty with the purchase of their houses. A homeowner may want to have a professional inspection done on their home before the builder’s warranty expires. The homeowner can then pass the report on to their builder’s warranty department for adjustments, repairs or replacements of home components.

Seller’s Inspections

Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference. Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.

I inspect and analyze the condition of your roof using the latest equipment. The findings will help you better understand your roof’s condition and help you make the right move to avoid costly future repairs.

Why do new construction inspections cost more?

The state of Mississippi requires additional credentialing for new construction inspectors.  In addition to a Mississippi Home Inspector’s License, the inspector must also hold an active Mississippi State Board of Contractors Residential Builder’s License, and hold an International Code Council (ICC) certification.  All of these credentials require additional continuing education, certification fees, and insurance.

  • 2750 to 3249 sq ft

  • 3250 to 3999 sq ft

  • 4000 to 4749 sq ft

  • 4750 to 5499 sq ft
    $500
  • 5500 sq ft or larger

Straightforward Pricing

  • The fee schedule is based on single family homes.
  • Additional fee for more than two HVAC systems or two water heaters. Each additional unit is $25.
  • Crawl space fee is an additional $50
  • Additional out buildings are subject to additional fees.
  • Roof specific report $250 (add-on to inspection $150): Includes total square footage, number squares of shingles, hips, valleys, ridges, eves, and aprons for replacement cost with photo documentation.
  • New Construction Inspections (Additional Fee $35)
